• 4114OpenHouses.com™ shows all active listings from the Local MLS system, updated daily through an IDX feed.

How to maneuver around the map?

One of our best features is Google's® mapping:

<1> Click on the "Blue House Icon" on the map (green arrow below) to view the property for that location. A pop-up will show for that property.

<2>To view that property, click on "details" or the picture to view the "Property Details Page".

<3> The Search Results are displayed on the map and also in a list below the map.

• The list will display Scheduled (Hosted) Open Houses first on your list of results.

<4> To Zoom in or out, use the "+" or "-" in the left-hand corner of the map.(green arrow below)

Terminology

Registered Consumers

• Consumers that have registered on our site to save and view their "Saved Search Criteria," receive automated E-mail notifications of New Listings and "Hosted" Open Houses for properties that meet their Search Criteria.

"Agent-4Me ®" This program is for Buyer's Agents that are Subscribing Agents to work with Clients to find a home.

• These are Agents that are providing their Clients with our upscale, unique marketing and communication services.
  • The average person physically sees 8 homes before making a purchase.
  • We have seen that with our combination of map views, this can be cut down dramatically. "Know before you go."
• If you are using an Agent, or wish to work with only one Agent, (Agent-4Me®)select them and they'll be your only contact for all property inquiries.
• If your Favorite/Buyer's Agent isn't currently signed up with this Web Site, enter your name (Replace "Your Name here" and click on "Send Invitation Email"

Subscribing Agents

• Subscribing Agents receive inquiries directly from consumers and will be able to respond in a timely fashion with our "Instant Agent Alert®" system.
• Each time a Property Details Page is viewed the Contact for that Page rotates among the Subscribing Agents except under these conditions:
  • There is an Agent-4-Me for that logged in Consumer.
  • That property is listed by another Subscribing Agent.

  What's so valuable about the Instant Agent Alert®?

  • M.I.T conducted a comprehensive study in 2008 and concluded that real estate leads had a 100 X greater chance of a favorable result if followed up within 5 minutes vs. 30 minutes.
  • The average Web Site Real Estate shopper will visit 5 Web Sites and fill out 3 forms.
  • 98% of those Consumers said they will choose the first Agent to respond.
  • For these reasons, we feel quick turn-around is not only good business, it's better Consumer Service. "It's About Service®".

"Hosted" Open House

Our slogan regarding Open Houses is "All Day, Every Day®." Schedule a Private Showing at your convenience.

When an Agent schedules an Open House they will be going to, that's a "Hosted" open house.

Schedule a Private Showing

This means you can contact an Agent and get into see most properties at your convenience, especially if it's vacant.

Some Agents will pre-qualify consumers so don't be surprised with a few questions before meeting at the home.

Sometimes the house is occupied and the Agent must cordinate the Private Showing with the owner.

It is always better to have the owner NOT PRESENT so that you can freely discuss isues with your Agent without being intimidated by fear of offending the owner.

Consumer Help

Searching for a Home

<1> You can search by House # or MLS #

• Just enter the numeric value of the address (e.g. enter "12212" for "12212 Pine St.")
<2> Enter any criteria combination shown below and click on the"Search" button.
<3> The Local MLS has an Geographic Area Map to group houses by area. Click here to view that map.
• Hold down the Ctrl Key to highlight more than one Geographic Area to search (2 Areas shown highlighted below).

• Once you complete the search, a list of houses that meets your criteria is displayed on the map and below the map.

Favorites

• If you login as a Returning User, or Register, you can "Add to Favorites" the properties you may want to view on subsequent visits.
  
• You can Email the entire Favorites List to a friend or your Agent-4-Me®

  <1> Your List of Favorites

  <2> Email the whole list

  <3> Enter name and Comments

  <4> Email recipient gets all 8 of your favorites

  (Industry-Exclusive Feature)
  
• You can add to or remove the Favorites as you scrutinize them further.
• Saving Favorites requires Registration. Click here to see why to register. You are able to view everything on our site anonymously.
• You remove the Favorites from your list in either the list itself <1> or on the Property Details Page for that property <2>.

Save Search Criteria

If you Register, you can "Save Search Criteria":

<1> Save Search Criteria by different names, (e.g. Prices or Locations)

<2> View those saved Searches upon returning to visit the Web Site.

Any new listings will be added. This is not saving the actual homes, like in Saved Favorites, it's saving the criteria so as new homes come available, or others sell, the Saved Search Criteria will have different Search result numbers automatically.

<3> You can choose to receive Emails for New Listings and Scheduled Open Houses that meet your Saved Search Criteria.



Registering

We just want basic demographics when you register. We ask for a pet's name so we can send you a password if you forget yours.

What is a Subscriber vs. a Non-Subscriber?

  • You'll receive not only all of your leads (Listing Agents that are Subscribers are the contact for their properties), but also share in a pool of leads for the properties of Non-Subscribers.
    • For example, if there are 100 Subscribers, you will receive every 100th lead for all MLS Listings we display on our web site.
  • This is an example of a how Property Details Pages scroll through Subscribers. Each property that's viewed cycles through the next Subscriber in line in the Agent Rotation.

• What are the costs?
  • Costs will vary and there will might be Promotion Codes for discounts on some of those costs. The price will be displayed so there is no confusion as to the pricing at the time you sign up.
• How often do I get billed?
  • We'll bill you monthly with a credit card set up through our secured HTTPS server.

1. Required Fields: Only the Fields with an asterisk "*" must be filled in.
2. E-mail Address: Use this e-mail (personal e-mail or corporate) you'll be using for any promotions, announcements, etc.
3. Login/MLS ID#: If you don't know your MLS ID# do not proceed further. This is crucial to have and will not
   work without it.
4. State License #: Not required but for security purposes, we may need to refer to that to make sure a Subscriber is a licensed Agent.
5. Primary Phone #: This will be displayed by your name. We recommend your Cell Phone. (See example below)
6. Cell Number Without Spaces: This is part of the Text Message Address so please use just the numbers like in the example.
7. Accept Text Messages: We strongly recommend you receive the Instant Agent Alerts to assure the greatest chance for a favorable result.
8. Cell Phone Carrier: Required to complete the text message address to sent the Instant Agent Alerts.
9. Agent's Slogan: (Optional) This will show up next to your name.



10. Broker Name, Address, City, State, Zip: Just in case your Broker central-bills at some later day, we'll need this.
11. Additional Cell Number: (Optional) Not being used yet, but if we need it in the future, we'll have it.
12. Agent's Web Site: (Optional) Make sure to put in full path, including "http://". If you have one, this will link right to your web site.
13. Broker ID#: Use the number (e.g. 779) for the Broker in the branch office you're in. This determines which Broker Logo is displayed in the top left. (see example above).
    1. If you want to use a customized logo, or your Broker Logo doesn't show up, please Email us and we'll create one for you. Click here to reaquest Customized Logo or to request Broker Logo
14. Promo Code: We're going to implement this at a later date so you probably don't have one now.

Agent Login/Admin

• If you're logged in as an Agent, you have all the features available to the Consumer; Saving Favorites, etc.
• Logging in as an Agent automatically assigns you as your own Agent-4-Me®.
  • Use your Agent ID number to login.



Forgot Your Agent Password?

• If you forget your password, try entering your Agent Email and a Password, and follow the directions below.

• Click on the Agent section and request your password through this module (example below).
OR CLICK HERE FOR AGENT LOST PASSWORD
• The password (example Below) will be sent to your Email. Retrieve that and try again.

• Initial Registration Email Verification
  • When you register, you'll get a message to check Email for Email verification.
  • This will include an initial password.

  

  • Below is the initial screen you'll see when you login:

  

  • Requesting a change in the location of your property. (Example above)
    • We use Google to find the location of the "push-pin" but there are some that are not found or in the wrong place.
    • If you have a property like that, Email the information to us and we'll make the change.
  • First thing to do is to change that password to something you'll remember through the Agent Profile Screen (Below)



Entering Open Houses in Paragon™?

• In Paragon™, go to Listings, and Maintain Listings.



 

• Choose the listing you will schedule an open house



 

• Click on “Open All to see the Open House Input (Line 148)



 

• Scroll down to line 148 and enter Open Date, Time, End Date and Comments
1. Don’t forget to enter Open House Comments



 

• Don’t forget to save it!
• The next day, anything entered into Paragon™ by 2:30am the night before will show up on 4114OpenHouses.com after 6am and be advertised for FREE for all licensed REALTORS® of the Great Plains REALTOR® MLS System
